Aspen Creek is a 14-acre parcel development of 90 units of single-family manufactured homes. The purpose of a DA is to ensure that this proposed development aligns with local planning, environmental regulations, and community interests. A DA includes the application form, civil plans, and architectural plans. Acumen is responsible for the preparation of the preliminary site plan, grading and drainage plan, snow storage plan, utility plan, and BMP plans. Acumen is also assisting with completing the application form, use permit and other forms; reviewing code requirements; coordinating with utility agencies and determining applicable fees; coordinating with Truckee Fire Protection District and Truckee Tahoe Sanitation District to ensure adequate access and geotechnical report with codes, application requirements and project elements. In addition, the 100 year floodplain limits for an unmapped unnamed drainage along the west side of the property will also be determined from documented 100-year flows.
